We list 51 Nottingham student stays, from £164/week, checked 18 September 2026.
Twenty two different operators run those buildings. That is more than any other city on this site, and it matters more than it sounds. Deposits, guarantor rules, cancellation terms and what counts as bills included are set by whoever owns the building, not by the city. There is no Nottingham standard to learn.
So the useful work here is not comparing areas. It is reading the terms on each building you shortlist, because two places at the same weekly rent can cost very different amounts by the time you have moved in.
Every room we list here includes bills, which makes the weekly rates directly comparable. Almost nothing else is comparable between one Nottingham operator and the next.

Find out which campus you are on before anything else
Nottingham is not one place. Nottingham Trent University teaches in the city centre and also at Clifton Campus, which is a separate site some way out. The University of Nottingham is centred on University Park, west of town.
The distances are not close to each other. Of the properties we list, the nearest to the Trent city campus is essentially on it, the nearest to University Park is about two thirds of a mile, and the nearest to Clifton is over a mile. A room that is a five minute walk for one student is a bus ride for another.
So find the building your course actually teaches in before you shortlist anything. If you are at Trent, check which of its campuses your department uses, because that single fact changes which half of this page is relevant to you.

Nottingham hosts thousands of local and international students each academic year. When choosing where to live, prioritise a walking-distance or single-transfer commute to your specific university department, this saves 60 to 90 minutes a day of travel time.

Twenty two landlords, twenty two sets of rules
The thing that catches people out in Nottingham is assuming one building works like the last one. These are the terms that genuinely differ from operator to operator here:
- Guarantor. Some want a UK-based guarantor, some will take a larger payment upfront instead, some ask for neither. This one changes the cost of the year, not just the paperwork.
- Deposit. The amount, when it is returned, and whether any advance payment counts towards rent rather than sitting on top of it.
- Cancellation. What happens if your visa is refused or your university place changes. The answers here range from a full release to nothing at all.
- Bills included. It is true of every room we list, but some operators cap usage. Ask where the cap sits.
Ask all four on anything you are seriously considering. We will do it for you through the enquiry, which is faster than four separate emails.
Nottingham makes this sharper than most places, but the same four questions are worth asking anywhere.
The headline price and the price you will pay

That is not a trick, it is what the stock is. Most of what we list in Nottingham is a studio, and studios cost more than a room in a shared flat. If you have budgeted from the lowest advertised rate, budget again from something nearer the middle.
Bills are included in every room on this page, so the weekly rate covers most of your housing cost. What it does not cover is the deposit, and in Nottingham that varies more than the rent does.
Mostly studios, which is the opposite of what people expect
Roughly three in five of the rooms we list in Nottingham are studios: your own kitchen, your own bathroom, your own front door. Under a third are rooms in shared flats.
That is worth knowing if you came here looking for the cheap shared option. It exists, but there is less of it than the advertised price suggests, and it goes first.
If you want a shared flat, start early and enquire on more than one. If a studio suits you anyway, Nottingham has an unusual amount of choice for the money. Read the floor plan rather than the photograph, because a small studio is still a room you will be working in.
