Rosamond House

Rosamond House’s 397 rooms are reserved exclusively for you. Here, you’ll be able to call one of our en-suite rooms home. This means that you’ll have a bathroom all to yourself, plus a comfortable bed, study desk and plenty of storage space. You’ll also have access to a fully-fitted kitchen and living area that will be shared between you and your flatmates. The university is just a few minutes down the road, while the hustle and bustle of the city centre is only a mile away. Rosamond House is well-placed for student life in Manchester. Asda and Lidl are both less than a mile away, which is ideal when you need to stock up on supplies. With the O2 Ritz, Manchester Museum and Palace Theatre Manchester all within 20-minutes, you’re also well covered for culture.

Payment and cancellation

Cancellation: If you need to change or cancel your booking with us, you can do so but you may still be liable to pay your rent if you completed your booking and are outside the cooling off period. You can find out more information in We understand that applying for a University place or a visa application can be a stressful process. That's why if you don't get the results you need or your visa application is declined, we'll cancel your booking free of charge giving you peace of mind. This cancellation request is available to customers who have not yet checked in. If you have already checked in please speak to your property manager. If you have already checked into your room and you wish to cancel or amend your booking please contact your property reception team who will be happy to advise you on the next steps. Deposit: Advance rent has replaced deposits for most of our bookings. Some students who book through their university may still be required to pay a deposit. Customers who have previously paid a deposit will have their deposit returned when rebooking. Advance rent is our new upfront payment type. It is a payment of a set amount (usually £250) towards your first rent instalment and is required at the point of booking. Advance rent will be exempt from anyone booking in Scotland, paying in full, rebooking or booking after the due date of the first instalment.

Guarantor: A guarantor is required for all customers who book directly with us. If your guarantor does not accept the agreement, your booking will expire and you could lose your room.
